Article 1 – Identity of the Provider

B&B The Swiete VOF operates a guest accommodation within a private residence with a separate, independent entrance.

Article 2 – Applicability

These terms and conditions apply to all direct reservations made through the website of B&B The Swiete VOF.

By completing a reservation and making payment, the guest expressly agrees to these terms and conditions.
 
Any deviations are only valid if agreed upon in writing.

Article 3 – Formation of the Agreement

The agreement is concluded once:

  1. A reservation has been made via the website;
  2. Full advance payment has been received;
  3. A confirmation has been sent by email.

    Without full payment, no right to stay exists.

Article 4 – Nature of the Service

B&B The Swiete VOF provides accommodation only.

Breakfast is not included and is not provided unless explicitly agreed otherwise in writing.

The accommodation forms part of a private residence but has an independent entrance.

Article 5 – Prices and Charges

All stated prices include 21% VAT.

Tourist tax and cleaning costs are specified separately during the booking process.

Obvious errors or mistakes in price listings are not binding on B&B The Swiete VOF.

Article 6 – Payment

The full cost of the stay must be paid prior to arrival.

If payment is not received, the reservation will automatically lapse without further notice.

Article 7 – Cancellation

Cancellation must be made in writing by email.

The date of receipt of the cancellation shall be considered the cancellation date.

Refund conditions:
– ≥ 21 days before arrival: 100% refund
– 14–21 days before arrival: 50% refund
– < 14 days before arrival: no refund

No refund will be given in case of no-show or early departure.

Any refunds will be processed within 14 days.

Article 8 – No Right of Withdrawal

Pursuant to Article 6:230p of the Dutch Civil Code, the statutory 14-day right of withdrawal does not apply to agreements concerning accommodation with a specific date or period.

Article 9 – Check-in and Check-out / Self Check-in

Check-in is possible from 15:00 (3:00 PM) on the day of arrival.
Check-out must take place no later than 11:00 (11:00 AM) on the day of departure.

The accommodation is provided via self check-in. Guests will receive a personal access code prior to arrival.

The access code:

  • Is strictly personal;
  • May not be shared with third parties;
  • Grants access exclusively to registered guests.

B&B The Swiete VOF is not liable for damage or misuse resulting from sharing the access code.

A fee may be charged for late check-out.

Article 10 – Use of the Accommodation

It is not permitted to:

  • Use the accommodation for parties or gatherings;
  • Cause nuisance or disturbance;
  • Allow more persons to stay than specified in the reservation;
  • Sublet or provide the accommodation to third parties.

In case of violation, B&B The Swiete VOF has the right to terminate the agreement immediately without refund.

Article 11 – Liability

B&B The Swiete VOF is not liable for:

  • Loss, theft, or damage to guests’ personal belongings;
  • Personal injury unless caused by intent or gross negligence;
  • Failures in utilities or internet services;
  • Force majeure.

The guest is fully liable for damage caused to the accommodation, inventory, or property.

Any damage will be recovered from the guest.

Article 12 – Identification and Registration

Guests must present a valid identification document upon request in accordance with local regulations.

B&B The Swiete VOF is entitled to register personal data for legal obligations.

Article 13 – Force Majeure

Force majeure includes any circumstance beyond the control of B&B The Swiete VOF, including fire, government measures, extreme weather conditions, or technical failures.

In case of force majeure, B&B The Swiete VOF may cancel the agreement without liability. Any payments made will be refunded.

Article 14 – Applicable Law and Disputes

All agreements are governed by Dutch law.

Disputes shall be submitted to the competent court in the district of The Hague, The Netherlands.
